Backpack to Briefcase: Building Rapport

Participate in an interactive session on building rapport with tenants, clients, coworkers and suppliers. You'll learn tools to build connections, including using language and communication to meet goals and expectations, de-escalating situations successfully, providing usual resolutions, and maintaining healthy working boundaries.

Target Audience

Emerging professionals and others looking to hone their skills in creating and fostering professional relationships.

Toby Ludwick
Born, raised and residing in Oakland, Toby is a proud East Bay native. He received his Bachelor’s degree from UC Santa Barbara, with a Major in Studio Art and a Minor in History of Art and Architecture. A fifth-generation engineer, his great-great grandfather attained his First-Class Stationary and Portable Engineer’s License from the State of Minnesota in 1898. You may recognize the Ludwick name, as his father and two brothers have worked extensively as engineers at numerous Bay Area properties.

Toby worked as a production artist in commercial printing before transitioning to a career in property management. He started in 2009 as an engineer for CBRE at Seaport Center in Redwood City. Toby learned on the job and honed his skills in the trade, taking night classes at the Local 39 Training Center and Laney College’s Environmental Controls Department.

He has worked for CBRE for nearly 13 years at seven different properties in the East Bay, Peninsula, South Bay and San Francisco. Toby found his passion for operating and maintaining Class1A high-rise buildings and is now the Chief Engineer at his third high-rise property. 

Toby is an active member of the CBRE San Francisco Bay Area Abilities Group. He was honored as 2019 BOMA Oakland East Bay Engineer of the Year and received CBRE’s San Francisco Bay Area RISE Values award in 2020. He finds the most fulfilling part of his work life is supporting his team, mentoring the next generation of Engineers and providing first-rate service to his client and tenants at 2100 Powell Street in Emeryville. 

Toby enjoys spending time with his wife and two kids, collecting and playing records, and working on home projects.





Sawyer Norried
Sawyer is a Property Manager for Cushman & Wakefield, overseeing an office portfolio in the East SF Bay Area. Her previous experience includes Class-A high rise office buildings in downtown Oakland as well as industrial properties across the Bay Area. Sawyer has a B.A. in Communications from Harding University, as well as a CA Real Estate Salesperson License.

Sawyer joined BOMA in 2019 and has been an active participant since. She was a member of the 2020 & 2021 Leadership Academy and joined the Marketing & Communications Workgroup in 2022. This past year she has had the privilege to lead the Marketing Workgroup. As a board member, she is looking forward to continuing to give back to an organization that has provided invaluable resources and opportunities to her throughout her career. 




Joe Murphy

Joe, born and raised in California, also holds Irish citizenship. He comes from a large, lively family with a twin brother, a set of younger twin brothers, and a younger sister. After graduating from Cal, he settled in the East Bay, where he raised two daughters and a son. With over 25 years of experience in sales, Joe excels at quickly building rapport in dynamic, fast-paced environments. An enthusiastic snowboarder, Joe is also passionate about classic cars and Harley-Davidsons. He enjoys fishing and makes it a point to attend live music events whenever possible.
