Harsch Investment Properties is a dynamic, expanding real estate investment, development and management company, which owns and operates more than 130 properties throughout six Regional offices: Portland, Seattle, San Francisco Bay Area, Sacramento, San Diego and Las Vegas. The portfolio consists of over 21 million square feet of Office, Industrial Flex, and Retail commercial properties with over 1,000 Multi-Family housing units.
ESSENTIAL FUNCTIONS / TASKS:
- Develop an in-depth working knowledge of the assigned properties.
- Maintain a general understanding of the properties in the East Bay Region portfolio. . Understand the Budget related to leasing for assigned properties, i.e. tenant improvement allowances, operating expenses, projected income, etc.
- Understand the goals and objectives of each assigned property and implement the associated leasing guidelines.
- Accurately prepare or review marketing brochures and other marketing materials for properties as assigned.
- Develop a working knowledge of the Yardi Property Management System, operating statements, tenant status reports, etc.
- Review property reports and rent roll on a monthly basis for accuracy. Investigate and resolve discrepancies as needed.
- Work with property manager to track all vacancies and develop an excellent working knowledge of the properties and each tenant.
- Track all lease expiration dates, option to extend dates. Prepare and implement plan for lease renewals in coordination with Property Manager.
- Maintain current market information related to the competition and market surrounding the assigned properties, conduct and compile bi-annual marketing surveys.
- Respond promptly to leasing inquires, obtain information related to prospective tenants, apply consistent follow-up with prospective tenants.
- Present space to prospective tenants and work on a team basis with other members of the leasing team to provide assistance and back-up for the leasing of other properties.
- Prepare Lease Analysis and Lease Proposals for review by Regional Manager.
- Work with Regional Manager and Property Manager to determine refurbishment plans for vacant spaces, including revised floor plans and changes in use.
- Coordinate tenant move-in with Property Manager as needed.
- Assist with annual budget and business plans for properties as assigned.
- Prepare weekly traffic report, leasing status reports and other periodic reports, which may be required to monitor status of the properties.
- Attend and participate in staff meetings, operations meetings and marketing meetings.
- Attend meetings and events associated with the real estate industry for purposes of networking with brokers, owners, etc.
- Audit tenant profiles and lease data on property management system for accuracy of information on assigned properties.
- Specific duties will vary from time to time and responsibilities may be added or removed at any time.
EDUCATION, EXPERIENCE, TRAINING OR SKILLS REQUIRED:
- High School Diploma.
- Prefer College Degree.
- Preferred experience in commercial real estate atmosphere.
- Experience in leasing office or industrial properties, including preparation of proposals, lease documents, lease negotiations, marketing and lease administration.
- PC experience with Microsoft Word, Excel and Outlook.
- Must be proactive and forward thinking in the execution of their duties, highly organized with a strong attention to detail and enjoy working in a fast paced environment.
- Must be able to work with staff in a cooperative and flexible manner and manage workflow to complete projects in a timely manner.
LICENSE OR CERTIFICATE REQUIRED:
- Valid California driver license with good driving record .
- Licensed and registered automobile.
