Property Manager, ECB Management Services, Inc

ECB Management Services, Inc. (ECBMS) is currently seeking a Property Manager (PM) for our Oakland and Berkeley Commercial Properties. We are a client-focused, tenant-responsive commercial property management firm specializing in property management, real estate advisory and brokerage services for non-profit organizations, institutions, and private property owners.
ECBMS is a privately-held, wholly-owned subsidiary of Equity Community Builders, LLC (ECB), a San Francisco-based real estate developer (www.ecbsf.com) specializing in in-fill, commercial, mixed use and historic rehabilitation projects, many of which are public-purpose-driven. Headquartered in the Presidio of San Francisco, we maintain a small, professional staff and are highly selective about the projects we pursue as well as the people we employ. With our low turnover this is a great opportunity for someone who is looking for a long term position in a small entrepreneurial organization with a 16 year track record of innovative award winning projects in the Bay Area.
The Property Manager (PM) will be responsible for two new transit-oriented commercial centers, both of which are non-profit-owned, mission-oriented buildings in Berkeley: The David Brower Center (www.browercenter.org), a LEED certified environmental center; and The Ed Roberts Campus (www.edrobertscampus.org), a universally-designed center for the Independent Living Movement. In addition the PM will coordinate with, and provide oversight to an established on-site management team at the The Historic Central Building in downtown Oakland. The PM will be responsible for the day-to-day management and decisions involving these unique properties. The properties shall be maintained and operated in accordance with the property owners’ wishes, attempting to incorporate “sustainable green building” and universal access principles wherever possible. The PM will interact extensively with building ownership group(s) and tenants. This position requires a fully hands-on approach, with a wi!
llingness to take on tasks as varied as preparing and monitoring budgets to fixing unexpected maintenance problems, as well as tenant leasing.

Qualifications:
- 4 years plus experience in commercial property management with profit and loss responsibility
- Experience with new building start up: establishing new vendors, systems and procedures, including accounting and transfer of systems from construction to operations.
- Experience working with non-profits a plus. Sharing a socially minded perspective will help in engaging with non-profit tenant base.
- Commitment to implementing energy and resource conservation
- Real Estate Sales License required. California broker’s license desirable. CPM and LEED AP Certification a plus, but not required.
- Experience with effectively managing small teams of staff; facilities, engineering, porters and a multitude of vendors simultaneously.
- Demonstrated ability to build consensus through the exchange of ideas, information and opinions with others to formulate policies and programs and to arrive at collaborative decisions, conclusions and solutions.
- Bachelor’s degree in finance, accounting, real estate or related field.
- Sufficient analytical and quantitative ability to compute commissions, escalations, ratios and proportion, volume, area, weights and measures.
- Excellent written and oral communication skills
- Use of all basic office machines (copier, fax, scanner, printers, postage meter, binding, etc).
- Practical and technical competencies with MS Word, Excel, and Outlook (Office 2007) in a PC environment. Experience with property management software applications highly desirable (Yardi).
- Email and Internet savvy
- Excellent organizational and documentation skills
- Ability to work in fast-paced, flexible environment
- Possess a valid Driver’s License
- Excellent judgment and creative, rational problem solving skills. Pro-active and hands-on approach.

General Duties (Including, but not limited to):
- Administering activities related to the physical operation of the properties, including buildings’ systems and procedures, equipment maintenance, cleaning, repair, remodeling, parking, security, and landscaping.
- Managing the day-to-day fiscal activities of the properties including invoice/expense review and approval, operations analysis, CAM calculations, and budget management.
- Providing information and direct input in fiscal activities, including business planning, profit and loss statements, budget preparation, and financial planning.
- Assisting with managing specific aspects of the lessees’ tenancies, including tenant compliance with Building Rules and leases. Assist with developing, implementing and maintaining a marketing, leasing and renewal strategy for both current and prospective tenants.
- Assisting with the coordination of construction activities related to property maintenance and tenant improvements.
- Ensuring all government, industry and owner required programs are instituted and maintained within the property (i.e., ADA, OSHA).
- Developing and maintaining outstanding tenant relationships and providing excellent customer service.
- Controlling all emergency procedures including establishing plans, implementing practices, monitoring equipment, and executing the plan in live emergency situations.
- Directing the development, revision and implementation of property manuals. Property manuals may include, but are not limited to: Tenant Design Criteria, Construction Coordination Manual, Tenant Handbook, Crisis Management Manual, Management Plan, and Emergency Procedures Handbook
- Managing and coordinating on-site personnel tasks and coordinating maintenance activities.
- Representing the ownership group in community relations.

Salary: Based upon experience - Permanent Full-time
Work Schedule: Monday through Friday, 8:30am – 5:00pm and after-hours on-call
Physical Office Location: Downtown Oakland/Ed Roberts Campus at the Ashby Bart Station
Properties Managed: Two buildings in Downtown Berkeley and oversight of on site management team at one building in Downtown Oakland—all immediately adjacent to BART stations
