Having held positions in the facilities, property and project management fields, Tom has
gathered a wide range of knowledge and experiences during his 19 years of real estate work. Tom is also a National Instructor for BOMI International, with nine years of teaching experience, who regularly teaches both RPA and FMA courses around the country. It is this combination of teaching and real estate experiences that allows Tom to deliver the course material with an emphasis on real world applications. Tom has an engaging teaching style which provides a high energy, interactive class environment.

Diana Hernadez, RPA
Property Manager, Nearon Enterprise

Diana Hernandez, Senior Real Estate Manager formerly with Shorenstein Realty Services at Oakland City Center, now oversees the project for CBRE.
Prior to joining Shorenstein and CBRE, Diana was a Senior Property Manager for Equity Office Properties, most recently in Foster City, CA.  There Diana was responsible for managing Metro Center, a 875,000 sq. ft. Class A high rise and retail office park, and three commercial office buildings at San Mateo Bay Center totaling 300,000 sq ft.
Prior to her relocation to Northern California, Diana served as the Senior Property Manager for Equity Office at the Yahoo! Center in Santa Monica, CA, where she assisted with the due diligence and acquisition of this 1.1 million sq. ft. Class A office park. Other property assignments Diana held for Equity Office in southern California include five years at Santa Monica Business Park and Arboretum Courtyard properties, a 1.2 million sq. ft. portfolio of mixed use office and retail properties. Diana is an accredited Real Property Administrator (RPA), and is currently also pursuing her CPM designation.  

Paul Richards, RPA, CPM

Director, Prperty Management, Wilson Meany

Paul Richards has more than 40 years of experience in commercial real estate, property management, development and leasing. At Wilson Meany, as Director of Property Management, Paul focuses on client services, agency leasing and new business development. Previously, as Senior Vice President of Property Management with Shorenstein Realty Services, he was responsible for a four million square foot, Class A office portfolio that included properties in San Francisco and Sacramento. Paul has also held executive and senior management positions with Rockefeller Center Development, Lincoln Property Company, Tishman West, Transwestern/Voit and CB Richard Ellis. He holds the Real Property Administrator professional designation from the Building Owners and Managers Institute (BOMI) and a Certified Property Manager professional designation from the Institute of Real Estate Management. A California-licensed real estate broker, Paul is a member, former director and past president of Building Owners and Managers Association (BOMA) of San Francisco and The San Francisco Institute of Real Estate Management. He in on the board of the Transportation Management Association of San Francisco and is an instructor for BOMI professional designation courses. Paul attended the College of San Mateo and Golden Gate University.

Tawni Sullivan, RPA
Senior Director, CBRE, Inc.

Tawni has twenty-four years of experience in commercial real estate.  She started in the East Bay, moving to SF where she then tenured with CAC Real Estate Management Co., Inc for the last 19 years, before the most recent move to CBRE.  She holds a Bachelor of Science degree in Business, with a concentration in Marketing. Her background in sales and customer service is combined with many years of experience in the real estate industry. Tawni’s professional experience offers a diverse range of building sizes, project focus and responsibilities. Clients include large institutional owners to small investors, which enables Tawni to respond to a variety of Ownership goals. Her role within CAC provided an opportunity to continually collaborate between departments, finding efficiencies in the work being done.  With her role as Senior Director with CBRE offers new challenges and opportunities.  She is focused on finding new ways to operate as part of a large organization, but keep the feel collaborative feel of a smaller company.  Tawni is a member of the Board of Directors of BOMA San Francisco, member of the Board of Directors BOMA SF Foundation, past Vice-Chair of BOMA’s Building Code Task Force, Board Member of the Transportation Management Association, and holds a California Real Estate salesperson license.  Tawni enjoys teaching RPA and BOMA classes.  She holds the RPA designation and is currently a candidate of the FMA designation.
