Property Manager Retail

About this job

The Property Manager is responsible for maintaining and enhancing the overall success of the retail center. The site consists of approximately 80,000 square feet and is composed of 40,000 square feet of retail and 40,000 square feet of office. It shall be a primary objective of the position to develop and maintain strong client relations and to ensure that the objectives of ownership/client are constantly maintained.

Principal Responsibilities

• Ensures that the day-to-day operations of the property including janitorial, security, life-safety, engineering and general maintenance are implemented and carried out in a manner consistent with Cushman & Wakefield policies and ownership directives.

• Prepares as needed all budgets, financial reports (monthly and quarterly) and operating expense reconciliations, review CAM’s.

• Reviews and approves all contracts, expenditures and purchase orders related to the building. Responsible for the preparation and publication of the annual budget and business plan.

• Responsible for the management and coordination all construction work to ensure that all alterations are performed in accordance with building standards, applicable lease provisions. Be familiar with tenant Work Letters.

• Continuously monitor the performance of all contracted services. Bid services where necessary.

• Responsible for the establishment and maintenance of a proactive tenant relations program. Responsible for assisting with the monthly retail tenant meetings.

• Be familiar with tenant leases and particularly with clauses affecting the operation of the property.

• Receive and efficiently respond to daily tenant requests.

• Responsible for ensuring positive relations with team brokers and outside agents. Participates in lease negotiations as necessary and monitors development of lease documents. Responsible for overseeing the lease administration.

• Coordinates and conducts regular review meetings and sets operating policy consistent with the objectives of the client.

• Responsible for managing building personnel as supplied by contracted vendors.

• Responsible for the maintenance of positive staff relations.

• Coordinate with Engineer in the operation of the mechanical, electrical, and plumbing systems.

• Familiar with the accounting requirements of the property and shall ensure that all reporting requirements are met on a timely and accurate basis

• Monitor and ensure that tenants comply with insurance requirements and coordinate all claims as required.

• Manager shall operate from an on-site office and be available Mon-Fri during normal business hours 8:00AM – 5:00PM. Responsibilities include stocking the office with supplies and ensuring equipment and phones are operational.

• Due to the nature of the property’s visibility in the community, Manager shall be expected to attend certain City and Community meetings in an effort to promote and act as liaison for the center.

• Facilitate and assist with marketing plan by 3rd party agency.

Qualifications

• Available to work after-hours based on client needs and schedules

• CSM, RPA or CPM Certifications are a plus

• Familiar with working construction projects

• Familiar with Yardi Voyager accounting platform
